惠譽表示，已授予方興地產(00817.HK)(「BBB-」級/展望穩定)擬發行的高級無擔保美元債券預期的「BBB-(EXP)」級。

惠譽表示，方興地產的房地產開發合同收入從2012年上半年的56億港元上升至2013年上半年的112億港元，反映了其房地產開發業務的大幅增長-特別是湖南長沙的梅溪湖項目。方興地產也將其土地儲備面積從2011年底的410萬平方米擴大至2012年底的690萬平方米。方興地產的房地產開發業務在2013年下半年保持著快速發展趨勢，因此，惠譽認為公司有可能會完成年度銷售目標。

雖然預期淨貸款在未來12個月內不會大幅上升，但是經常性EBITDA覆蓋率可能在未來12至18個月內維持在1.5倍以下，直到運營投資型物業和酒店運營業務大幅擴大。(ad/a)
